What this job involves: Manage RE Portfolio across the APAC region: The position will be part of the team that manages the real estate portfolio of leading clients. The candidate will work with our clients as well as account leads to monitor and mitigate portfolio risk, enhance governance, provide consistency and efficiencies, while proactively building portfolio strategies to optimize portfolios and reduce costs. The candidate will need to leverage internal JLL resources and tools to introduce and integrate best market practices; work closely with internal, external and service provider teams to assemble relevant data and information; and interact with internal and external stakeholders to solicit their feedback to refine and finalize the strategies and develop portfolio strategies across the regions. Paradigm of portfolio strategies are: • Scenario or Metro plans, as relevant, for a city or combination of cities to identify opportunities for portfolio rationalization, in view of intrinsic business, and extrinsic market factors. • Lease vs own recommendations for an asset or a portfolio of assets The candidate needs to work with local brokers to help our clients define space requirements, identify suitable alternatives, recommend appropriate occupancy solutions, and negotiate contract terms on their behalf – all guided by data and analytics to provide relevant insights. Prepare a critical lease events tracker and initiate projects on time through the JLL Account lead. Follow a strict process to carry out a lease transaction or exit. Prepare all materials required in the transaction process not limited to appointment letters; market comparable reports; notices under the lease; letters of offer; financials; client business cases, close out reports in liaison with JLL Account lead. Prepare rent budgets and stay versus go analysis using a cash flow and NPV (net present value) approach. Maintain transaction information and evidence of compliance to the transaction process within JLL and client reporting systems. Regularly communicate status of all active transactions per an agreed cadence and forum. Review lease agreements and ensure inclusion of all standard clauses identified and/or approved by the client i.e. JLL Account lead. Verify any stamp duty, registration charge and coordinate registration. Complete transaction close outs and assess performance against pre agreed success measures such as savings, cycle time, compliance adherence, quality of deliverables. Support the JLL Account lead on all regional reporting. Prepare commission forecasts for all JLL appointed transactions. May be required to present recommendations to client stakeholders. • Cost optimization opportunity assessment in view of business strategies and operations. Performance Objectives: Collaborate with Client’s Real Estate Leads to understand the long- and short- term business and portfolio goals and identify opportunities and risks (portfolio, operational, and financial, et.al.) to maximize performance and outcomes. Accountable for a mixed asset portfolio with Fortune 500 clients, the successful candidate will develop their knowledge of multi country real estate and market practices. Interacting with JLL local expertise, account and regional leadership this role entails lease event monitoring, comparing lease terms to market, development of negotiation strategies and (reporting into the JLL Account lead) then managing a process to either renew leases, conduct rent reviews or exit sites. Teamwork: The role will require a large amount of coordination with the different teams within JLL as well as working with the different teams of the client to coordinate and deliver together. It will also at times, leading and leveraging JLL India’s 3X platforms to deliver client’s requirements with the other members of the larger JLL platform that services the client. Research and Analytics: You will also focus on related goals aimed at improving the overall approach in financial reporting and market analysis, by conceptualizing best-in-class frameworks and analytics for the client. This will include, though not limited to, the following: • Provide portfolio optimization strategies to the client. • Update the client on the real estate market (e.g. supply-demand) changes impacting its portfolio. • Highlight real estate benchmarking data/analysis that could impact the risk profile of the client. Client and Competitor Intelligence Periodically as part of the reporting carried out for the client, you will be expected to leverage off the JLL system to educate the client on the latest information regarding the client’s competitors as well as the new and recent trends in the real estate industry.
