**Client-Side BIM Manager / BIM Governance Lead** A candidate with **7-12 years of experience**, including **5+ years of BIM management** **and coordination**. **Education** Bachelor's Degree in Architecture, Civil Engineering, Mechanical Engineering, Electrical Engineering or equivalent. **Job Description** BIM Manager to oversee and govern BIM implementation across all our residential development projects. The role will work closely with Architectural, Structural, MEP and specialist consultants to ensure BIM deliverables meet company standards, project requirements, and industry best practices. The BIM Manager will act as the owner's representative for BIM and digital design processes, ensuring consultants follow approved BIM Execution Plans, maintain high- quality models, resolve coordination issues, and deliver disciplined BIM outputs at every project stage. This role requires strong hands-on BIM experience along with the ability to review consultant models, identify gaps in BIM workows, and guide project teams toward better digital delivery practices. **Key Responsibilities** **BIM Governance** Develop and maintain project BIM standards and guidelines. Review and monitor compliance with BIM Execution Plans (BEP). Ensure consultants follow agreed BIM workows and standards. Establish BIM requirements for project deliverables. Support implementation of company BIM policies across projects. **Consultant Management** Coordinate with Architectural, Structural and MEP consultants. Review BIM deliverables at key project milestones. Monitor consultant BIM performance and compliance. Identify process gaps and recommend corrective measures. Participate in consultant design review meetings. **Model Review & Auditing** Conduct periodic BIM audits of consultant models. Verify compliance with: LOD requirements Naming conventions Model organization Shared coordinates Data standards BIM execution plans • Prepare audit reports and compliance scorecards. **Design Coordination** Manage multidisciplinary model coordination. Run clash detection and issue tracking exercises. Facilitate clash resolution workshops. Track closure of coordination issues. Ensure models are coordinated before design stage approvals. **BIM Quality Control** Review BIM model quality and health. Identify modelling deciencies and coordination risks. Ensure information completeness and consistency. Verify BIM deliverables before submission to internal teams. **Internal Support** Support design managers and project teams on BIM-related matters. Assist in development of BIM templates, workows and standards. Conduct BIM awareness sessions for project teams where required. **Required Qualications** **Experience** 7 - 12 years of total experience. Minimum 5 years of BIM coordination or BIM management experience. Experience working on residential, commercial or mixed-use projects. Experience coordinating Architecture, Structure and MEP disciplines. Experience working with design consultants and multidisciplinary teams. **Software Skills** Mandatory: Autodesk Revit Navisworks Manage BIM 360 / Autodesk Construction Cloud (ACC) AutoCAD **Technical Skills** Strong understanding of: BIM Execution Plans (BEP) Clash Detection & Resolution LOD Requirements Common Data Environment (CDE) BIM Coordination Workows Model Federation Design Management Processes Residential Building Design Knowledge of ISO 19650 standards will be preferred. **Key Deliverables** The BIM Manager will be responsible for: BIM audit reports. Consultant BIM compliance scorecards. Clash detection and resolution reports. BIM coordination meeting minutes. Model quality assessment reports. BIM standards and workow improvements. Monthly BIM governance dashboard.
