Business Analyst – Corporate Real Estate (CRE) Lending Role Overview Federal Bank is seeking an experienced and analytical Business Analyst to join our Wholesale Lending Vertical within the Corporate Real Estate (CRE) division. Based out of our Mumbai (Wadala) office, this role is critical to the business team's growth. As a Business Analyst, you will serve as the analytical backbone for our Relationship Managers (RMs), evaluating high-value capital structuring for top-tier real estate developers. Your responsibilities will span the entire deal lifecycle—from initial risk assessment and complex financial underwriting for diverse assets (residential, commercial, hotels, warehousing, and data centers) to seamless execution, disbursement coordination, and robust post-sanction portfolio management. Key Responsibilities 1. Deal Evaluation & Credit Underwriting • Risk & Appetite Assessment: Preliminary screening of new proposals against the bank's internal credit risk policies and risk appetite framework. • Memo Preparation: Author comprehensive In-Principle Approval Notes and detailed Credit Assessment Memos (CAM) for credit committee reviews. • Financial & Cash Flow Modeling: Build and analyze detailed project cash flows, sensitivity models, project cost-to-complete estimates, and overall financial statements. • Due Diligence & Market Intelligence: Conduct rigorous micro-market studies (demand-supply dynamics, pricing trends, velocity analysis), evaluate technical valuation reports, and review legal notes on land title chains. 2. Disbursement Execution & Stakeholder Liaison • End-to-End Coordination: Act as the central point of contact between the business team, internal risk, legal, operations, compliance teams, and the borrower to drive documentation execution. • Condition Compliance: Verify compliance with all Pre-Disbursement Conditions (CPs) and ensure smooth, timely fund releases. 3. Account Management & Post-Disbursement Servicing • Portfolio Tracking: Oversee day-to-day account monitoring, escrow account operations, and security creation post-disbursement. • Client Management: Handle ongoing client servicing queries, track construction progress against milestones, monitor inventory sales velocity, and manage periodic renewals or extensions. 4. Ad-hoc Business Support • Provide agile support to the business team for management information systems (MIS) reporting, portfolio health analysis, market research, and other strategic initiatives as required. Job Requirements & Qualifications Minimum Qualifications • Education: Chartered Accountant (CA) / CFA Charterholder / MBA in Finance from a recognized institution. • Experience: Minimum 5 years of relevant experience in Corporate Real Estate lending, credit underwriting, or real estate project finance. Functional & Technical Skills • Deep understanding of core real estate structured products: Construction Finance, Lease Rental Discounting (LRD), Loan Against Property (LAP), and Inventory Financing. • Exceptional financial analysis, credit appraisal, and cash flow modeling skills specific to the real estate sector. • Strong familiarity with legal and technical aspects of real estate lending (e.g., RERA regulations, title search reports, approval frameworks). Behavioral Attributes • Strong communication and interpersonal skills to seamlessly liaison with C-suite developer clients and internal risk committees. • Highly organized with the ability to manage multiple transactions under tight deadlines. • A collaborative mindset with a proactive, problem-solving approach to deal structuring.
