Job requisition ID :: 107139 Date: Jun 19, 2026 Location: Kolkata Designation: Consultant Entity: Deloitte Touche Tohmatsu India LLP Job Profile: OBPAS Architect Job Details: Experience: 3-8 years OBPAS Building Architect is responsible for designing, reviewing, validating, and approving building plans submitted through an online approval system, ensuring compliance with building bye-laws, zoning regulations, and development control rules. ## **Key Responsibilities** ### **1.** **Building Plan Design & Submission Support** - Prepare architectural drawings (layout plans, elevations, sections). - Ensure plans comply with **local building bye-laws and zoning regulations**. - Assist applicants (developers/owners) in OBPAS submission requirements. ### **2.** **Scrutiny & Approval** - Review building plans submitted through OBPAS portal. - Check for compliance with: - FAR/FSI limits - Setbacks - Height restrictions - Land use/zoning norms - Fire safety and accessibility norms - Approve or raise queries/objections within the system. ### **3.** **Regulatory Compliance** - Ensure alignment with: - National Building Code (NBC) - State municipal laws - Environmental norms - Validate documents like land ownership, NOCs, and structural safety. ### **4.** **Coordination with Departments** - Work with: - Structural engineers - Town planners - Fire departments - Environmental authorities - Facilitate multi-department approvals within OBPAS workflow. ### **5.** **Auto-DCR / Software Handling** - Use OBPAS tools (often integrated with **AutoDCR or CAD-based systems**): - Upload and validate CAD drawings - Run automated compliance checks - Interpret system-generated reports ### **6.** **Site Verification (if required)** - Conduct site inspections to verify: - Accuracy of submitted plans - Ongoing construction compliance ### **7.** **Documentation & Reporting** - Maintain records of approvals, rejections, and revisions. - Generate approval certificates and compliance reports via OBPAS
