At Brightstone - we are setting a new standard for excellence in residential property management, focused on enhancing resident satisfaction and property value for housing societies nationwide.   Transition Lead Brightstone North India | Residential Property Management About the Role We are seeking a seasoned Transition Lead to oversee and manage the seamless onboarding and transition of new residential properties into Brightstone's property management portfolio across North India. This critical role ensures smooth handovers from developers or outgoing property managers, establishes operational frameworks, and sets up properties for long-term success under Brightstone management. Key Responsibilities Transition Planning & Execution Develop comprehensive transition plans and timelines for new property onboarding across North India. Lead end-to-end transition activities from contract signing through operational stabilization. Coordinate with developers, outgoing service providers, and internal teams to ensure knowledge transfer and documentation handover. Establish project governance structures including steering committees, working groups, and communication protocols. Conduct detailed property assessments and readiness reviews before taking over management responsibilities. Operational Setup & Stabilization Set up complete operational infrastructure including staffing models, vendor contracts, service delivery frameworks, and technology systems. Establish standard operating procedures, service level agreements, and quality benchmarks aligned with Brightstone standards. Implement resident onboarding processes and communication strategies to introduce Brightstone as the new property manager. Ensure all statutory compliances, licenses, permits, and regulatory requirements are in place before go-live. Monitor initial operational performance and address teething issues during the stabilization period (typically 3-6 months post-transition). Stakeholder Management Serve as primary point of contact for developers, homeowners' associations, and residents during the transition phase. Manage expectations and communicate regularly on transition progress, timelines, and milestones. Build trust and credibility with new stakeholders through transparent communication and professional service delivery. Coordinate with legal, finance, and commercial teams on contractual obligations and financial handovers. Facilitate resident town halls and engagement sessions to address concerns and introduce Brightstone's service philosophy. Team Mobilization & Training Recruit, onboard, and train property management teams for new sites including property managers, facility staff, and customer service personnel. Ensure teams are equipped with necessary tools, systems access, and knowledge before operational commencement. Conduct orientation programs on Brightstone policies, procedures, and service standards. Develop local leadership capabilities to manage properties independently post-transition. Systems & Process Implementation Deploy Brightstone's technology platforms including property management systems, helpdesk software, and financial management tools. Migrate historical data, resident databases, and property documentation into Brightstone systems. Establish reporting frameworks and dashboards for ongoing performance monitoring. Implement digital communication channels for resident engagement and service delivery. Risk Management & Issue Resolution Identify transition risks and develop mitigation strategies to minimize service disruptions. Resolve complex issues arising during handover including contractual disputes, vendor challenges, or resident concerns. Conduct quality audits and compliance checks throughout the transition process. Document lessons learned and continuously improve transition methodologies for future properties. Knowledge Transfer & Handover Ensure complete knowledge transfer from outgoing service providers or developers to Brightstone teams. Document all property-specific information including asset registers, maintenance history, vendor details, and resident profiles. Conduct formal handover to permanent property management teams once operational stability is achieved. Provide post-transition support during the initial months of independent operations. Qualifications & Experience Essential Requirements Bachelor's degree in Engineering, Business Administration, or related field; MBA or PMP certification preferred. Minimum 10-12 years of experience in property management, facility management, or project management within the real estate sector. At least 5 years in transition management, project implementation, or change management roles handling complex multi-site operations. Proven track record of successfully onboarding and stabilizing multiple residential properties or large-scale facility management contracts. Technical Competencies Deep understanding of residential property management operations including facility management, customer service, and vendor management. Strong project management skills with expertise in planning, resource allocation, risk management, and stakeholder coordination. Knowledge of property management systems, building management systems, and digital platforms used in real estate operations. Familiarity with statutory compliances, building codes, fire safety regulations, and environmental norms applicable to residential communities.
