Oversee site development, structural systems, architectural finishes, building envelope, and all civil infrastructure. Manage General Contractor execution, coordinate with Client stakeholders, and direct JLL construction team to deliver CSA scope meeting semiconductor facility requirements for precision, cleanliness, and long-term performance. Key Responsibilities CSA Construction Leadership Direct all construction activities for Civil, Structural, and Architectural disciplines including site preparation, earthwork, piling and foundations, structural steel and concrete, building envelope systems, exterior facades, roofing, interior architectural finishes, doors/frames/hardware, specialty flooring, ceiling systems, and site civil works (roads, drainage, utilities). Ensure work meets stringent semiconductor facility tolerances for vibration control, structural stability, thermal performance, and contamination prevention. General Contractor Management Manage day-to-day GC performance for CSA trades including civil contractors, structural steel erectors, concrete suppliers, architectural subcontractors, and specialty finish installers. Review and approve contractor schedules, manpower plans, material procurement schedules, and execution methodologies. Monitor work quality, productivity rates, and specification compliance. Conduct daily coordination meetings to resolve sequencing conflicts, address site logistics challenges, and maintain critical path progress. Evaluate contractor submittals for architectural finishes, structural materials, and building systems ensuring compliance with design intent and semiconductor facility standards. Client Coordination & Technical Interface Serve as primary construction contact for Client's architectural, structural engineering, and civil engineering teams regarding CSA scope execution. Facilitate design coordination meetings addressing foundation-equipment interfaces, structural loading verification, floor flatness/levelness requirements, and architectural finish selections. Coordinate Client inspections of critical structural elements, foundation systems, and cleanroom architectural components. Present construction progress, quality metrics, and issue resolution plans through regular Client status meetings. Secure timely Client approvals on mock-ups, material samples, color selections, and design modifications affecting CSA scope. JLL Team Management Lead JLL construction staff assigned to CSA disciplines including assistant construction managers, civil engineers, structural inspectors, architectural coordinators, and quality control personnel. Define roles, assign responsibilities, and establish performance expectations. Provide technical mentoring and professional development opportunities. Conduct regular team meetings to review progress, discuss technical challenges, and align on priorities. Build cohesive team culture focused on quality, safety, and client satisfaction. Schedule & Progress Management Develop and maintain integrated construction schedules for all CSA activities from site mobilization through architectural punch list completion. Track critical milestones including foundation completion, structural topping out, building enclosure, cleanroom wall installation, and finish work progression. Identify schedule risks related to weather impacts, material deliveries, structural connections, concrete curing requirements, and finish installation sequences. Implement recovery strategies for schedule delays. Coordinate CSA activities with MEP rough-in, equipment setting, and cleanroom fit-out to optimize overall project timeline. Quality Assurance & Technical Compliance Ensure all CSA construction meets architectural specifications, structural design requirements, building codes, and semiconductor industry standards. Review and approve quality control plans for concrete placement, structural steel erection, waterproofing installations, and architectural finish work. Witness critical quality checkpoints including concrete cylinder testing, structural steel bolt tensioning, building envelope testing (water, air, thermal), floor flatness surveys (FF/FL numbers), and cleanroom wall panel installation. Verify semiconductor-specific requirements including vibration criteria compliance, electromagnetic interference (EMI) shielding, and ultra-clean surface finishes. Maintain comprehensive quality documentation including material certifications, test reports, survey data, and photographic records. Foundation & Structural Coordination Oversee foundation construction including piling (if required), grade beams, foundation slabs, and equipment pads meeting stringent vibration and settlement criteria for semiconductor process equipment.
