Primary Job Function • Handle and monitor the operation, maintenance, and preventive maintenance activities of utility, facility, and HVAC equipment/instruments. • Handle, monitor, and execute project activities related to utilities, facilities, premises, and HVAC equipment/instruments. • Perform shift duties as per operational requirements. • Support internal, external, and regulatory audits and ensure compliance with audit observations. • Monitor the procurement of utility, facility, and HVAC equipment/instrument consumables and spare parts. Support the procurement process, including material receipt, storage, and issuance, in accordance with standard operating procedures. • Execute and monitor Annual Maintenance Contracts (AMC) for utility, facility, premises, and HVAC equipment/instruments. • Support the preparation, execution, and implementation of Standard Operating Procedures (SOPs), qualification/requalification activities, and Quality Management System (QMS) documentation, including Change Controls, Exceptions, and CAPAs through ISOtrain and TrackWise systems. Core Job Responsibilities • Execute and verify logbooks, records, and maintenance schedules to ensure the smooth operation of utility, facility, and HVAC equipment/instruments, including chillers, air compressors, steam boilers, air handling units (AHUs), hot water generators, pumps, cooling towers, water storage tanks, diesel generator (DG) sets, transformers, fire engines, lifts, gas distribution systems, effluent treatment plants (ETP), and associated equipment. • Maintain environmental conditions in classified and unclassified areas as per regulatory and operational requirements, including adequate lighting conditions. • Attend shift duties as assigned by superiors and based on operational requirements. • Handle, execute, verify, perform data backup, review trends and audit trails, manage alarm acknowledgments, and perform breakdown and preventive maintenance activities related to Building Management Systems (BMS) and Environmental Monitoring Systems (EMS), along with associated documentation. • Ensure effective implementation and compliance with preventive maintenance activities for utility, facility, and HVAC equipment/instruments as per approved schedules and SOPs. • Manage and monitor Annual Maintenance Contracts (AMC), project activities, developmental initiatives, and implementation activities related to utility, facility, and HVAC systems as required. • Coordinate and communicate with external vendors for AMC execution, maintenance activities, and project implementation. • Support the preparation, execution, training, and implementation of SOPs, qualification activities, and QMS documentation, including Change Controls, Exceptions, and CAPAs through ISOtrain and TrackWise software modules. • Execute qualification and requalification protocols for new and existing utility, facility, and HVAC equipment/instruments as required. • Support the Procurement Department in activities related to Purchase Requisitions (PR), Purchase Orders (PO), material receipt, storage, and issuance of consumables, spare parts, and project materials. • Ensure compliance with Standard Operating Procedures (SOPs), Good Engineering Practices (GEP), Good Documentation Practices (GDP), and safety requirements while performing assigned activities. • Coordinate and communicate with Quality Assurance and User Departments to support routine operations, project activities, QMS compliance, and audit-related requirements. • Take initiatives to identify and implement improvements related to energy conservation, operational efficiency, and safety enhancement. • Support the submission of utility consumption data, EHS reports, Monthly Management Reports (MMR), Quarterly Business Reviews (QBR), and other site-specific reports as required by the Site Lead or Assistant Site Lead. • Perform any other duties or responsibilities assigned by the Client, Site Lead, Assistant Site Lead, Shift Engineer, or other authorized personnel.
