Facility Operations & Infrastructure Management** - Ensure smooth operation of all plant infrastructure and utilities. - Manage day-to-day facility operations including: - Electrical systems - DG sets - UPS systems - Air compressors - HVAC / AHU systems - Chillers / cooling systems - Fire alarm & firefighting systems - Water systems (RO/DM/DI/STP/ETP) - Building maintenance (civil, plumbing, roofing, flooring) - Ensure uninterrupted utility availability for production. - Monitor facility uptime, breakdowns, and restoration time. ## **2. Plant Maintenance Management** - Lead preventive, predictive, and breakdown maintenance activities. - Develop annual maintenance plans and shutdown schedules. - Ensure maintenance SOPs, PM checklists, and calibration systems are implemented. - Track MTBF, MTTR, utility efficiency, and maintenance KPIs. - Manage AMC/CMC contracts for utilities and infrastructure. - Root cause analysis and corrective action implementation for recurring failures. - Ensure availability of critical maintenance spares. - Coordinate with production to minimize downtime. ## **3. New Project / Construction Management** - Lead greenfield / brownfield plant infrastructure projects. - Manage: - Factory construction - Civil works - Interior fit-outs - Utility installation - Production area readiness - Cleanroom setup - Office infrastructure setup - Review plant layout, utility requirements, and expansion plans. - Coordinate with architects, consultants, contractors, and internal stakeholders. - Track project timelines, budgets, milestones, and deliverables. - Ensure quality and safety compliance during construction. - Verify contractor billing, BOQ compliance, and work completion certification. ## **4. Procurement & Capex Management** - Manage procurement of facility-related materials and services. - Handle sourcing for: - Utility equipment - Maintenance spares - Facility consumables - AMC services - Civil materials - Electrical items - Safety systems - Project-related equipment - Prepare RFQ/RFP, technical specifications, and vendor comparisons. - Conduct techno-commercial evaluations. - Support negotiation for pricing, delivery, and contract terms. - Monitor PO release, delivery follow-up, installation readiness. - Manage CAPEX budgeting and approval documentation. ## **5. Supplier / Contractor Management** - Identify, qualify, and onboard facility vendors. - Manage supplier performance: - Cost - Quality - Response time - Service level - Delivery adherence - Review contractor manpower deployment and productivity. - Conduct vendor audits and periodic performance reviews. - Manage escalation for delays and service failures. - Ensure statutory compliance of contractors. ## **6. Utility Management** - Monitor utility consumption and optimization: - Power - Water - Compressed air - HVAC energy - Diesel - Drive energy-saving and cost reduction initiatives. - Track specific utility consumption KPIs. - Plan utility capacity based on production growth. ## **7. Compliance & Statutory Management** - Ensure facility compliance with legal and regulatory requirements. - Coordinate audits and documentation for: - Electrical safety - Fire safety - Pollution control - Factory compliance - Lift certification - Pressure vessel certification - DG compliance - Calibration compliance - Maintain licenses, permits, and inspection records. ## **8. Safety, EHS & Risk Management** - Ensure safe facility operations. - Conduct hazard identification and risk assessment. - Ensure contractor safety management. - Enforce PTW (Permit to Work) systems. - Drive emergency preparedness and mock drills. - Ensure PPE compliance during facility activities. - Support incident investigation and CAPA closure. ## **9. Budget & Cost Control** - Prepare annual facility OPEX and CAPEX budgets. - Monitor budget utilization. - Control maintenance and utility costs. - Validate invoices, service bills, contractor claims. - Track savings initiatives and ROI.
