Technical Property Manager (Mechanical) Main Responsibility Ensure properly execution of maintenance projects and know the set of technical assets/equipment. Responsible for achievement of project targets in agreed quality, maintenance volume/budget & timelines. Provide Mechanical Engineering expertise to maintenance projects in India for Mechanical & Piping systems (HVAC, Compressor, Air washer, Fire fighting system, Pumps, STP, ETP etc.). Key Skills Able to lead self & others with open, collaborative & appreciative mindset. 1. Professional Skills: - • Expert Project Management, Maintenance Principles, Technical Planning & concept development, Technical product /system knowledge, Environment health & safety (EHS) guidelines. • Advance knowledge on Sustainability, Stakeholder MGMT, IFM Provider MGMT • Basic Customer management & Space MGMT 2. Digital Skills: - • Advance Data Interpretation & Data Management • Basic Artificial Intelligence, Cloud Technologies, Cyber Security 3. Interpersonal Skills: - • Advance - Analytical Problem Solving/ Decision making, Collaborating in business Ecosystem, Teamwork & Collaboration, Conflict MGMT • Basic Strategic Thinking & ability to convince Key Responsibility • Handle Local Real estate lifecycle maintenance projects & customer specific maintenance projects. • Develop long term maintenance plans & applications for maintenance investments. • Plan & manage technical projects to ensure successful implementation. • Develop & implement technical concept/projects to reduce costs eg. Maintenance & opex. • Advise operational project management & customers in building technology aspects. • Ensure adherence to maintenance principles, guidelines & processes. • Responsible for the execution of local EHS aspects and to minimize the risk to ensure legally compliant operations and live Zero Harm Culture • Steer/ Ensure adherence to local building standards and regulations including proper documentation of owned buildings in asset register. • Maintain your knowledge & understanding about technical assets/equipment and its conditions. • Understand technical interferences & impacts of technical assets/Equipments, taking sustainability & EHS in maintenance into account. • Understand Cost structure of technical asset Equipment and cost drivers in detail and monitor given budget for the project. • Act as local interface to Facility Management providers for hard services. • Steer & track delivery of hard facility services and review existing services regarding provider quality & customer demand. • Support evaluation & selection of outsourced vendor & service providers for hard facility services in alignment with Regional Asset Manager. • Coordination with SRE central team, EHS, SCM, Sustainability team, Security team, Commercial • Provide Mechanical Engineering expert support to all projects during project planning, Design Engineering & testing commissioning of Mechanical & Piping systems (HVAC, Compressor, Air washer, Firefighting system, Pumps, STP, ETP etc.). Required Competencies • Graduate in Mechanical Engineering with factory & office experience of around 10 years. For PG candidate (premium institute) 5-7 years experience at Key positions. • People management skills. Business & Customer focus. Stakeholder management. • Digital acumen, proficiency in digital tools and systems. Prepare Power point presentations of project reports for management review. • Excellent written and verbal communication skills, strong interpersonal skills. • Result oriented, Sense of urgency, Drive a culture of owner ship, accountability and continuous improvement. • Commercial skills required for meeting SRE goals.
