**Job Description – Assistant Manager | Quantity Survey** **Role Overview** We are looking for an experienced Assistant Manager – Quantity Survey to join our Category & Commercial team. The ideal candidate should have strong experience in the home interiors/modular furniture industry with expertise in quantity estimation, costing, technical validation, and commercial analysis. The role is responsible for preparing accurate BOQs, BOMs, rate analysis, validating design drawings, improving project profitability, and supporting sales conversions through technical and commercial excellence. **Key Responsibilities** **Quantity Survey & Cost Estimation** ● Prepare detailed Bill of Quantities (BOQ) and Bill of Materials (BOM) based on approved design drawings and project specifications. ● Perform detailed rate analysis for all interior components including modular furniture, civil works, false ceiling, painting, electrical, plumbing, flooring, and other allied works. ● Ensure estimates are accurate, commercially viable, and aligned with company pricing standards. **Drawing Validation & Technical Review** ● Review design drawings for constructability, technical feasibility, and completeness before quotation. ● Validate dimensions, specifications, materials, and scope to eliminate commercial and execution risks. ● Collaborate with designers to suggest design optimizations, specification changes, and technical improvements that enhance functionality, reduce costs, and improve execution efficiency. ● Ensure all quotations are based on technically approved and executable designs. **Commercial Excellence** ● Prepare customer quotations with high accuracy and quick turnaround time. ● Identify opportunities for value engineering without compromising quality or customer experience. ● Minimize estimation errors and reduce project cost overruns through robust validation processes. **Market Intelligence** ● Conduct regular market research to benchmark material, labour, and contractor rates. ● Maintain updated rate databases for all categories of work. ● Identify cost optimization opportunities and ensure company quotations remain competitive while protecting margins. ● Track market trends, new materials, and emerging technologies within the home interiors industry. **Vendor Coordination** ● Coordinate with internal teams and external vendors for site visits whenever required. ● Collect site-specific information required for accurate estimation. ● Validate vendor quotations and negotiate commercially competitive rates. ● Build and maintain relationships with strategic vendors and contractors. **Business & Conversion Support** ● Work closely with Sales, Design, Category, and Execution teams to improve quotation quality and project conversion rates. ● Provide technical and commercial support during customer discussions whenever required. ● Analyze lost opportunities and recommend improvements in pricing strategy and quotation methodology. ● Drive initiatives that improve overall sales conversion and customer confidence. **City Ownership** ● Own the commercial and estimation performance for allocated cities. ● Monitor city-wise pricing trends, competitive landscape, and project profitability. ● Ensure consistent estimation standards and pricing governance across assigned locations. **Capability Building** ● Conduct regular technical and commercial training sessions for designers on: ○ BOQ preparation ○ Material specifications ○ Estimation best practices ○ Technical detailing ○ Cost optimization techniques ○ Common design and execution errors ● Develop standard operating procedures, estimation templates, and knowledge repositories. **Process Improvement** ● Standardize estimation methodologies across projects. ● Improve estimation accuracy, turnaround time, and process efficiency. ● Support automation initiatives for BOQ/BOM generation and costing. ● Drive continuous improvement through data analysis and feedback from executed projects. **Key Performance Indicators (KPIs)** ● BOQ/BOM accuracy ● Quotation turnaround time (TAT) ● Estimation accuracy vs. actual project cost ● Gross margin improvement ● Sales conversion improvement ● Reduction in design-related commercial errors ● Market competitiveness of pricing ● Designer training effectiveness ● Vendor responsiveness and commercial savings ● City-wise profitability and estimation quality **Required Qualifications** ● Bachelor's Degree in Civil Engineering, Interior Design, Architecture, Construction Management, or a related field. ● 4–8 years of experience in Quantity Surveying, Estimation, or Commercial functions within the Home Interior, Modular Furniture, Fit-out, or Interior Contracting industry. ● Strong understanding of modular furniture manufacturing, interior materials, and execution methodologies. **Required Skills** ● BOQ & BOM preparation ● Quantity take-off and estimation ● Rate analysis and costing ● Technical drawing interpretation ● Interior specifications and detailing ● Value engineering ● Market benchmarking ● Vendor management and negotiation ● Advanced Microsoft Excel ● AutoCAD drawing interpretation ● Excellent analytical and communication skills ● Strong stakeholder management and problem-solving abilities
