**Role & responsibilities** JOB DESCRIPTION **Job Title**: Projects Lead / Capital Planning **Position Purpose** Management level role responsible for overall capital planning, real estate strategies and commercial support for APAC Projects. Position interacts directly with Clients key representatives, not limited to real estate and corporate finance. Manage and report the rolling Capital Plan, responsible for compiling financial reports and summarizing analysis; ensure the completeness and accuracy of data entered into tracking systems; support other activities as necessary for the team in the course of providing client service. Requires strong analytical ability both qualitative and quantitative, excellent communication skills and extensive experience in appropriate software support packages. Develops detailed financial analysis where required on a project by project basis to understand client Profit & Loss etc. **Key Responsibilities** - Ensures all services are delivered in line with contractual commitments, with a particular focus on customer satisfaction, financial control and governance - Management of APAC Capital Planning, including the understanding of client’s asset list, generating cyclical projects as well as ad-hoc projects. - Management of overall reporting of monthly projects’ cash flow - Chair and/or Attend regular meetings with international counterparts to ensure alignment and governance - Oversight of projects’ financial close out and CIP reports - Produce high level financial models for large feasibility projects - Provide support and all necessary technology system data inputs - Assist the client in developing estimates and budgets for approval - Review project budgets/estimates to ensure accuracy of cost type allocations and commitments/spends (Capital v Expense) - Support project data excellence, review data accuracy across various systems - Support the whole team to meet objectives and performance goals - Ensure compliance with processes in accordance to GSA and CBRE’s guidelines - Support the management on monthly and quarterly reporting - Leads the Governance approval process for capital projects where necessary - Leads and provides support for savings initiatives/process improvement - Provide training to new on-boarding colleagues and vendors, as well as on-going coaching for the broader teams in regards to Capital Planning, Financial Modelling and Budget Management. **Essential Skills/ Requirements** - Bachelor degree in Project Management, Cost Management, Construction Management or real estate related field, or equivalent combination of education and work experience – a focus or Major in Cost Planning would be advantageous - Minimum Ten (10) years experience related to all aspects of Commercial/ Cost Management in relation to Project Management or Cost Management - Membership of professional body would be an advantage i.e. MRICS, PMP, CIOB - Effective leader, who is also able to contribute to the wider team - Strategic insight with strong financial management and analytical skills - Strong interpersonal skills and problem solving ability - Self-motivation and working under pressure to achieve deadlines - Intermediate level of Microsoft suite of software products, particularly Excel - Excellent verbal/written communication (English), negotiation and presentation skills - Proven record of excellent internal and external customer service - Ability to engage with and influence the organization, the customer, and key stakeholders and establish a high level of credibility - Willing to work in a diverse team environment - Strategic thinker with a strong action/results orientated - Ability to handle multiple tasks, manage time effectively and establish priorities to meet deadlines in a fast-paced team environment - Commercial acumen and awareness **DISCLAIMER** This job description has been designed to indicate the general nature and level of work performed by employees within this classification.
