The Asst. Manager - Facilities shall be responsible for Service Delivery, Quality Control - adopting Quantitative Tools, Performance Measurement, Client Relationship, Smooth integration between Engineering and Soft Services, MIS Generation, Critical equipment breakdown trend analysis, Financial & Budgetary Controls of Services. To achieve excellence in preventive maintenance programs with highest standards and ensure energy conservation practices. Assist higher ups in managing the scope of the works to ensure quality and deliverables within the stipulated time. Assist in providing comprehensive facility, contract and procurement management for technical services. Periodical round with Facility Team for the building inspection and modification of systems/procedures Achieve Key Performance Indicators and service level agreements targets Establish Engineering & Operational procedures and roll out the same across all facilities Establish contacts with local authorities on the facility related issues and maintain relationship. Responsible for all legal & authorities related compliances pertaining to facility & engineering systems Plan and manage the budgets for Engineering & Operational contracts Carry out Technical Audits for all installations at periodical intervals Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility Responsible for planning a critical spares list for all installations as per manufacturer’s recommendations and inventory Responsible for development of all maintenance related schedules and shutdowns in consultation internal customers Periodically inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems Work towards the ‘ZERO’ down time and set up the practices to ensure the delivery of seamless services Responsible for ensuring landlord’s compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate; Ensure AMCs for all engineering equipment are planned and contracts administered in advance. Responsible for setting up the maintenance contracts to ensure risk mitigation. Periodically check / amend checklists, operation steps, spare parts consumption analysis. Develop and Implement Standard processes for the following:- ∙ System reliability auditing and measurement ∙ Equipment and system commissioning as and when required. ∙ Standard operating procedures (SOP) for system(s) ∙ Predictive and preventative maintenance ∙ Employee and property specific training ∙ Strategic alliances with vendor partners ∙ Inter-group communication procedures
