Key Responsibilities 1. Site & Estate Operations • Oversee daytoday maintenance of tower sites & estate properties, ensuring cleanliness, safety, and adherence to Indus standards. • Conduct regular physical inspections to identify maintenance needs, hazards, and improvement areas. • Support project teams during renovations, upgrades, or new construction at sites. 2. Vendor & Contractor Management • Coordinate with external vendors for services like security, landscaping, housekeeping, waste management, and civil/electrical upkeep. • Monitor vendor performance and ensure timely completion of assigned work. 3. Lease & Property Management • Assist in managing lease agreements with landlords, including renewals, terminations, and negotiation of terms. • Maintain healthy landlord relationships and resolve siterelated disputes in coordination with internal teams. 4. Compliance & Regulatory Coordination • Ensure tower sites comply with safety codes, environmental norms, and local regulatory requirements. • Maintain statutory documentation and support internal/external audits related to estate operations. 5. Emergency Handling & Safety • Facilitate emergency response preparedness, coordinate with local authorities, and conduct periodic safety drills. • Ensure availability and functionality of emergency equipment at sites. 6. Budgeting & Cost Management • Assist in monitoring estate operational budgets, focusing on costeffective resource utilization. 7. Documentation & Reporting • Maintain accurate records including maintenance logs, incident reports, landlord communications, and compliance reports. • Support data analysis and reporting for estate operations. Required Skills & Competencies • Understanding of property/estate management, lease terms, and compliance norms. Strong vendor negotiation and coordination skills. Ability to conduct site audits and drive operational improvements. • Basic knowledge of regulatory compliance, safety, and environmental requirements. Good communication skills for landlord, vendor, and internal team interactions. • Proficiency in documentation, reports, and MS Office tools.
