Position Overview The Deputy Manager - MEP will be responsible for planning, coordinating, executing, and monitoring all Mechanical, Electrical, Plumbing, Fire Fighting, ELV, and Building Services works for an ultra-luxury residential high-rise project. The role requires ensuring that all MEP systems are delivered to the highest quality standards, within project timelines, budget requirements, and statutory compliance norms while meeting the expectations of discerning luxury residential customers. Key Responsibilities: MEP Planning & Design Coordination • Review and coordinate MEP designs, drawings, specifications, and BOQs. • Ensure seamless integration of MEP services with architectural, structural, fa•ade, and interior design requirements. • Conduct design reviews and identify value engineering opportunities without compromising quality. • Coordinate with consultants, architects, and specialist vendors. Project Execution • Lead end-to-end execution of Mechanical, Electrical, Plumbing, Fire Fighting, ELV, BMS, and HVAC works. • Monitor project schedules and ensure timely completion of MEP milestones. • Coordinate site activities among contractors, subcontractors, consultants, and internal teams. • Resolve site-level technical issues and interface conflicts. Quality Management • Ensure implementation of approved QA/QC procedures and quality standards. • Conduct inspections and quality audits of executed works. • Monitor mock-ups, testing, commissioning, and handover activities. • Ensure adherence to luxury project specifications and finish standards. Cost & Contract Management • Review contractor bills, variations, change orders, and claims. • Evaluate contractor performance and manage contractual obligations. • Support procurement and vendor finalization activities. Testing & Commissioning • Oversee testing and commissioning of all MEP services. • Ensure successful integration and functionality of HVAC, Electrical, Lifts, Fire Fighting, Water Supply, Drainage, STP, WTP, DG, ELV, Access Control, CCTV, and BMS systems. • Ensure timely closure of snags and defects prior to handover. Stakeholder Management • Participate in project review meetings and provide management updates. • Support customer walkthroughs and handover processes for premium residences. Key Deliverables • Timely completion of MEP works as per approved project schedule. • Zero critical quality defects during handover. • Successful testing and commissioning of all building systems. • Adherence to project budgets and productivity targets. • Compliance with all statutory and safety requirements. Qualifications • Bachelor's Degree in Mechanical Engineering or Electrical Engineering. Experience • 12-18 years of experience in MEP execution and management. • Minimum 10 years handling luxury residential high-rise projects. • Experience in projects exceeding 60 floors and premium specifications preferred. • Strong exposure to testing, commissioning, and handover of high-end residential developments.
