Hi, **Position Overview** We are seeking a highly skilled and proactive **Technical Property Manager** to oversee the engineering, maintenance, and technical operations of our commercial property portfolio. In this role, you will be responsible for ensuring the seamless operation of all building systems (HVAC, electrical, plumbing, fire & life safety), managing technical vendors, overseeing capital improvement projects, and maintaining strict compliance with health, safety, and environmental regulations. The ideal candidate bridges the gap between hands-on engineering knowledge and strategic property management, ensuring maximum asset value, operational efficiency, and tenant satisfaction. **Key Responsibilities** **1. Technical Operations & Maintenance** - Oversee the daily operation, maintenance, and repair of all MEP (Mechanical, Electrical, Plumbing) and HVAC systems, vertical transportation, and structural components. - Develop, implement, and monitor a robust **Preventative Maintenance (PPM)** program to minimize downtime and extend asset lifespans. - Utilize and maintain the buildings **BMS (Building Management System)** and CMMS software to track work orders and system performance. - Respond swiftly to critical engineering emergencies and implement root-cause analysis to prevent recurrence. **2. Financial & Project Management** - Assist in preparing annual operational (OpEx) and capital expenditure (CapEx) budgets for the technical department. - Plan, budget, and execute capital improvement and lifecycle replacement projects (e.g., plant upgrades, structural repairs) on time and within budget. - Identify and implement energy-conservation initiatives and sustainability programs (e.g., LEED, BREEAM, or local green building compliance). **3. Vendor & Contract Management** - Source, negotiate, and manage contracts with third-party technical vendors, contractors, and consultants. - Establish and monitor Key Performance Indicators (KPIs) and Service Level Agreements (SLAs) for all service providers. - Supervise on-site engineering staff and external contractors during fit-outs, repairs, and renovations. **4. Compliance, Health & Safety** - Ensure the property strictly complies with all local building codes, fire regulations, occupational health and safety acts, and environmental laws. - Manage regular safety audits, risk assessments, and mandatory system testing (e.g., fire alarms, elevators, water treatment). - Maintain accurate technical documentation, including O&M manuals, warranties, and regulatory certifications. **5. Tenant & Stakeholder Relations** - Act as the primary technical point of contact for tenants, addressing complex fit-out requirements, power modifications, and technical grievances. - Collaborate with the broader Property Management team to ensure seamless onboarding/offboarding of commercial tenants. **Qualifications & Skills** - **Education:** Bachelors degree in Mechanical/Electrical/Civil Engineering, Facilities Management, or a related technical discipline. - **Experience:** 8+ years of experience in technical property management or facilities engineering, specifically within Grade-A commercial offices, retail centers, or mixed-use developments. - **Technical Knowledge:** Deep understanding of complex commercial HVAC systems, high-voltage electrical distribution, fire suppression systems, and smart building automation (BMS).
