The Planning Manager is responsible for overseeing and coordinating the master planning, design approvals, and scheduling aspects of the projects. This role ensures that projects are delivered on time, within budget, and in compliance with regulatory requirements. The Planning Manager works closely with internal teams and external stakeholders to align development goals with strategic and operational objectives. SECTION III: DO - KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE Accountabilities attached to the role Accountability Primary Develop and manage detailed project schedules, timelines, and critical path activities for all phases of real estate projects. Prepare strategic programme for Design, Procurement and Construction Review Sub Consultants Programs and coordinates. Monitor and Track contractor’s progress. Monitor the project progress against the weekly and the monthly milestones Perform a thorough review of the contractor's detailed plans for the projects Oversee and ensure timely material procurement for the sites Provide assistance in identifying resources for new projects based on all project's status Provide inputs to the contracts team in creation of contracts with the contractors and structural consultants Work with project and construction teams to ensure effective allocation of resources based on the project timeline. Prepare and present project progress reports, planning updates, and documentation for senior management and stakeholders. Timely Approvals - % of working designs that are approved by the contractor for execution on time E.g. Contract Renewal - % of contracts with contractors that are renewed not re KEY RESULT AREAS KEY PERFORMANCE INDICATORS Project Schedule Management Schedule Preparation - Programmes (Cp-Ta, Public Areas, Priority Areas, Guestroom) - Target Programmes as and When Required - P6 Programme (Priority Areas) - LOB chart (wherever applicable) - Vectors - Micro Schedules As and when required Documentation Control Review, Analysis & Response Of Planning Submittals / Documents By Stakeholders Risk Management Forecast any critical incidents /risk etc and have Contingency plan /SOPs for same MIS & Reporting Tracking Of Project Progress Against The Target Programmes & Reporting Of Actuals Via Various Reports (Daily, Monthly, RERA files, Risk Matrix etc.) Stakeholder Management Timely Resolution of Critical Issues and Potential Risks By Coordinating with Various Stakeholders (Design, Contracts, Procurement, site teams And Contractors) Highlighting Critical timelines and issues To Management By Organizing, Conducting And Overseeing Various Stakeholder Meetings And Record And Circulate Meeting Minutes.
